While no two deals are ever the same, the process follows a somewhat predictable path. Most of this information will always be shared with you over a phone call or in person, but because there is so much of it - and my goal is always to create simple and elegant systems that make my clients feel empowered and informed - I've created this checklist as a tool I hope you find helpful as we proceed through the home selling journey together. 

  • Pink will take you to forms or presentations I've created that offer deeper insight. 

  • Blue will take you to blank Colorado Commission of Real Estate approved forms so you can get an idea of what you will be signing. 

  • Green takes you to other websites that I think might be helpful.

  • Orange allows you to email or make a call as appropriate throughout the process.

LISTING YOUR HOME

YOUR LISTING GOES LIVE

  • Vacate the property prior to all showings

    • Turn the lights on throughout

    • Adjust window treatments appropriately

    • Freshen the home if pets reside onsite

    • Clear your driveway of extra cars, trash cans, snow, etc

  • Keep the property sparkling and shiny for showings

  • Review weekly feedback & inventory changes

  • Call the agent with any questions & concerns

  • Review pricing strategy with the agent after:

____ showings or after ____ weeks on the market.

REVIEW OFFERS

  • Discuss terms, price, and dates with the agent

  • Discuss lender & financing quality/confidence

  • IF VA Loan: discuss property condition requirements

  • IF FHA: discuss if HOA will permit the purchase

  • Accept & sign the Contract to Buy & Sell

  • OR: Consider a Counteroffer/agent will negotiate terms

 

UNDER CONTRACT

  • Confirm that Earnest Money was received by the deadline

  • Keep the property sparkling and shiny till closing

  • Be as flexible as possible to allow any inspectors into the home ASAP, & vacate the property for them.

    • General Inspection: ______________________

    • Sewer Scope: ___________________________

  • Review Inspection Objection

  • Discuss & Sign Inspection Resolution with the agent

  • Be as flexible as possible to allow for Appraisal

  • Confirm closing date/time and possession date/time

  • Reserve a moving company

  • Review the Settlement Statement from the title company

 

BEFORE YOU CLOSE

  • Confirm that all Inspection items were resolved

  • Confirm with Title how you’d like to receive funds

  • Activate/transfer utilities (except water)

  • Clean property prior to final property walk-through

*All properties must be ‘broom swept’ per contract.

 

CLOSING DAY: WHAT TO BRING

  • Government-issued photo ID(s)

  • Social Security number(s)

  • Keys/codes, garage door codes/openers

  • Dear New Owner… Letter/template from Agent

 

CLOSING DAY

  • Schedule at least 2 hours (45 min average)

  • Sign all Documentation

  • Title transfers

  • Confirm funds received - Congrats $$$!

 

POST-CLOSING

  • Change your address through USPS

  • Watch for refunds for escrowed utility funds
