BUYER DASHBOARD

While no two deals are ever the same, the process follows a somewhat predictable path. Most of this information will always be shared with you over a phone call or in person, but because there is so much of it - and my goal is always to create simple and elegant systems that make my clients feel empowered and informed - I've created this checklist as a tool I hope you find helpful as we proceed through the home buying journey together.

  • Pink will take you to forms or presentations I've created that offer deeper insight. 

  • Blue will take you to blank Colorado Commission of Real Estate approved forms so you can get an idea of what you will be signing. 

  • Green takes you to other websites that I think might be helpful

  • Orange allows you to email or make a call as appropriate throughout the process. 

The Process

GET PRE-APPROVED

 

PARTNER WITH AN AGENT

 

FIND YOUR NEW HOME​

MAKE AN OFFER & NEGOTIATE

 

UNDER CONTRACT

 

BEFORE YOU CLOSE

  • Transfer funds for closing if necessary

  • Reserve a moving company

  • Confirm that all Inspection items were resolved

  • Schedule the final property walk-through

  • SECURELY Wire funds to Title Company 

 

CLOSING DAY: WHAT TO BRING

  • Read What to Expect at Closing

  • A printed confirmation of your wire transfer 

  • Government-issued photo ID(s)

  • Social Security number(s)

  • Home addresses from the last 10 years

  • Proof of Homeowner's Insurance

  • Your checkbook, even if you are wiring money

CLOSING DAY

  • Schedule at least 2 hours (1-hour min on average)

  • Sign all Documentation

  • Title transfers /deeds delivered

  • Confirm Title company will transfer the water bill

  • Get your keys - congrats, it's all yours!

  • CalXcel (or other): Gas & Electric > transfer into your name.

  • Change your address through the USPS website

 

POST-CLOSING

  • See Vendor Directory > Rekey the property

  • Watch for refunds for escrowed utility funds

  • Save all mail/packages received addressed to previous owners & forward or alert your agent to pick them up.
